The steel-versus-concrete debate is the most common conversation we have with new clients in Nairobi. There is no universal winner — the right answer depends on what you are building, how fast you need it and what you will do with it next.
Steel wins on speed. A 2,000-square-metre steel warehouse can be in the air in six to eight weeks once foundations are ready. The same building in concrete frame and masonry takes longer because each pour needs cure time before the next floor or wall can go up.
Steel wins on spans. If you need a column-free interior — for racking, processing lines, hangars or assembly halls — steel is the obvious answer. Concrete spans economically up to about 12 metres; steel goes well past 40 metres without strain.
Steel wins on flexibility. Bolted connections mean a future tenant can open up a wall, add a mezzanine or change the use of a building without demolition. That matters for commercial developers who do not know who their next tenant will be.
Concrete still wins on certain things. It handles sound better, which is why apartments and hotels often stay in concrete. It also handles fire without needing extra protective coatings, and it is the better choice for basements and below-ground works.
